SURVEYING
Building Surveys
A building survey is a comprehensive assessment of a property’s physical state. Building surveys are a useful service that can assist you in assessing a property’s condition. Our building surveys cover a variety of topics, such as floors, walls, boundaries, internal and external walls, windows, doors, roofs and roof voids. Conducted by professional surveyors, this inspection identifies issues such as structural damage, damp, decay, and wear and tear. For property buyers, building surveys are especially helpful since they can be leveraged to negotiate a better sale price.
Condition Surveys
A Condition Survey is an inspection of a property to assess its current physical condition. The survey will identify any defects or problems with the property, as well as any areas that may need future repairs or maintenance work. It will provide an overview of the property’s condition, including any major repairs that may be needed. It can also help you negotiate a better purchase price if there are any issues with the property.
Defect Reports

Lease Plans
We can prepare floor plans and Land Registry-compliant lease plans involves drafting accurate, to-scale drawings (typically 1:100 or 1:200) that outline the demised premises, including boundaries, common areas, and site location
Measured Surveys
We can provide a precise, technical, and detailed recording of a property’s existing structural, architectural, and internal elements, used and create accurate 2D plans or 3D models. A basic survey will include elements such as walls, doors, windows, and level changes. A more complex survey may be 3D laser scanned and include electrical layouts, plumbing and more precise information.
Planning Application Support
We can assist individuals or businesses in submitting a planning application to their local authority, whether it involves Changing the use of an existing building (“change of use”) or constructing a completely new building (“new-build”) and we will guide them through the necessary process to secure planning permission. We can prepare full submission documents and assist in applying for Full Planning applications.
Listed Building application submission.
We can submit listed building consent application to the local planning authority to request permission for change of use, alterations, extensions, or demolition that affect a listed building’s character. Required documents typically include detailed plans (existing and proposed), a heritage assessment, and a design and access statement justifying the changes.
Client Representative & Clerk of Works
We can act as Client Representative on behalf of the project owner to manage overall, strategic project delivery. The CR focuses on contract, budget, and progress. As a Clerk of Works (CoW) we can provide independent, technical on-site inspection of quality, materials, and workmanship, focusing on ensuring compliance with plans and standards to prevent defects.
A Quinquennial Survey
We can undertake Quinquennial Survey (or Inspection) which is a mandatory, comprehensive, five-yearly inspection of church buildings in the UK. We can assess the overall condition of the property. Conducted by a qualified surveyor, it will identify necessary repairs, maintenance priorities, and safety issues, helping to prevent long-term damage to historical structure.
